How Hyperlocal Real Estate Can Make You The Best Realtor in The World

Lane Hornung joined us on the Revaluate NAR nugget stage to talk about hyperlocal real estate, and how it can help you become the best realtor in the world.

Lane is the co-founder and CEO of Zavvie,  a Hyperlocal marketing system pioneering the transition from traditional offline farm marketing to an online approach that is far more efficient and cost-effective. They believe real estate is more about building community than it is about investing and making money and that every neighborhood deserves a local real estate hero- because sellers and buyers benefit most from local experts.

Technology can disrupt our way of doing things but it doesn’t have to be that way.
Technology is not going to disrupt realtors, in fact, it has and continues to empower realtors.

The question is, what’s the best approach to take to capitalize on using technology to your advantage? For Lane, the answer is a hyperlocal approach.
Why hyperlocal?

When you talk to consumers and ask them what they think of realtors, you don’t always get a great answer. Sometimes, the answer you get is that all realtors look alike. But we all know that’s not true; not all realtors are the same, and they don’t all do things the same way.

So then, how do consumers pick the right realtor to work with?

When asking realtors that question, the most common answers are:

  • Because they trust them.
  • Because they’re better communicators.
  • Because they’re responsive.
  • Because they’re good negotiators.

The most common answer that consumers give?

  • Because the realtor really knew the neighborhood and the local market.

Knowledge is the number 1 quality that consumers look for in a realtor.
We tend to think that referral is one of the top reasons, yet being an expert in a certain area trumps referral.
Now, a knowledge and referral combo is a slam dunk!

The easiest way to stand out in real estate is to become a specialist in a certain niche.

What are some niches you can focus on?

  • Waterfront
  • Developable Land
  • Investment Properties
  • Price Range

However, the most obvious niche in real estate, the one every realtor can specialize in, is neighborhood.

Every realtor lives in a neighborhood or works in a neighborhood that they can specialize in. Not only that, they have the opportunity to be the best in the world in that neighborhood. It’s a unique opportunity that only real estate can provide because every neighborhood is unique.

A trap, realtors can fall in, is that what you think is local is not what the consumer thinks is local.

So what exactly is considered local? and how can you become an expert in hyperlocal real estate?

Watch Lane explain it all in the video.
