Kathy, a successful broker from Ohio saw me on stage at Real Estate Success Rocks talking about predictive analytics in various industries. She was super excited to start using Revaluate to determine who’s most likely to move in her database. Once she logged in to see her first list of results, I got a call from her. She asked me a question that I get asked on occasion.
“Now that we know who’s likely to move, What do we do now?”
Fortunately, there are many solid options.
We designed Revaluate with one goal in mind: We wanted to put you in the position to have meaningful conversations with likely movers.
Thus, the most simple next step is to see if they’d like to grab coffee or a beer.
Since you are probably too busy to do this for everyone, we suggest doing more of what you normally do. From the list below, pick what already works for you and refine your strategy for “likely movers”.
Phone: Do you make phone calls? Call them! Start a dialogue with “It’s been a while since we caught up, how are you?” <- This is the most effective answer
Facebook: The fun answer.
A) Ping them on Facebook (just compliment them on their photo or 2 like a friend, but with words, and not like a stalker. Oh, and DO NOT BRING UP BUSINESS YET) Establish rapport first.
B) If Facebook ads work for you, download your very likely movers list (On the Revaluate dashboard, BIG RED button) and upload them into facebook as a targeted audience. (huge win for you)
C) Invite them for coffee to catch up.
Email: If emails are more your style, create a standard “personal” email indicating that you’d like to catch up with them sometime soon. Keep it light, and short. Your goal is to establish rapport and rekindle a connection – not close the deal…yet.
*Pro tip: Keep this email in a google doc, so you can recycle the majority of it each time
ISA: Download the Revaluate Very Likely Mover list and have your ISA work the list each week.
Direct Mail: Download the Revaluate Very Likely Mover list and add them to your Just Listed / Just Sold’s.
Knock and Drop: Take the very or somewhat likely movers a seasonally appropriate “gift”. ie: gords before Halloween, neighborhood branded coozies for summer, etc.
BombBomb: Use BombBomb yet? If so, send them a video email “Hey, Your name just came up and I was just thinking we should catch up…”
ANYTHING YOU LOVE: Just do what you do with a more refined list of likely mover prospects – saving you time and money.
We built Revaluate to help you connect with the right people. Connect
Well, hope that helps – But what else works for you? Any other ideas for good solutions?
